Following the successful completion of the Beaumont Street Car park project in Gainsborough UDCS Demolition was approached by The Gainsborough Development trust to carry out demolition works at the Fanny Marshall Institute. Following approval from the West Lindsey Council planning committee in 2016 to build a training care home in partnership with Lincoln College.
The Fanny Marshall building has historical significance to Gainsborough. The 220 sq. metres building played a key role in the temperance movement as a place for recreational activities when it was opened in 1896 and had played several key roles in the community before becoming dilapidated and redundant due to vandals and lack of maintenance. Due to this it was decided that the demolition project would require the retention of the original façade, but demolition of the remainder of the derelict four storey warehouse building.
UDCS Demolition also carried out a detailed asbestos survey and careful removal, followed by soft stripping of the building. Before the main demolition work commenced scaffolding was erected to allow operatives to manually dismantle brickwork on the rear elevation due to the proximity of neighbouring buildings.
Once this elevation was down to a safe level operatives moved onto the demolishment of the main structure, sorting of materials and the break out of all floors, hard standings and foundations prior to final site clearance.
The core of the former warehouse building was taken down systematically starting from the rear of the building using the Company’s Volvo EC290 excavator utilising a Rotar and grab attachments. A robust traffic management scheme was put in place due to the proximity to a public highway and primary school. Dust suppression was put in place during the works to help reduce the impact on residents and the school.
Working alongside the client’s structural engineer, UDCS Demolition ensured that the retained façade was stabilised. This left the facade intact to the requirements of the developers and planners.
